Why Asbestos Testing Matters in Michigan
Michigan's housing stock is among the oldest in the Midwest. A significant portion of homes in Southeast Michigan — particularly in Detroit, Macomb County, and the Grosse Pointes — were constructed before 1978, when asbestos use in building materials was widespread.
Under federal NESHAP regulations, any renovation or demolition that may disturb asbestos-containing materials requires a prior survey. Michigan's EGLE (formerly MDEQ) enforces these requirements and requires notification before demolition of structures where asbestos is present. Violations carry significant penalties.
For property owners, the stakes are equally real. Disturbing asbestos-containing materials without proper precautions releases microscopic fibers that cause mesothelioma and asbestosis — diseases with latency periods of 20–50 years. Testing before renovation is not a bureaucratic formality; it is a health protection measure.
NESHAP Requirement: Any renovation or demolition of a commercial or public building that may disturb 260 linear feet, 160 square feet, or 35 cubic feet of regulated ACM requires written notification to EGLE at least 10 working days before work begins.

Asbestos Testing FAQ
When is asbestos testing required in Michigan?
Michigan follows federal NESHAP regulations, which require an asbestos survey before any renovation or demolition of a facility that may disturb regulated asbestos-containing materials (RACM). For residential properties, testing is strongly recommended before any renovation of a home built before 1980. Michigan also requires notification to EGLE (formerly MDEQ) before demolition of structures where asbestos is present.
What types of materials commonly contain asbestos in Michigan homes?
In Michigan homes built before 1980, common asbestos-containing materials include: floor tiles and the adhesive beneath them (especially 9x9 inch vinyl tiles), pipe and boiler insulation, popcorn ceilings and acoustic ceiling tiles, drywall joint compound, roofing felt and shingles, HVAC duct tape and connectors, and vermiculite attic insulation. The presence of asbestos cannot be determined visually — laboratory analysis is required.
How long does asbestos testing take?
The physical inspection and sample collection typically takes 1–3 hours depending on property size. Standard laboratory analysis takes 24–48 business hours. Rush turnaround (same-day or next-day results) is available at an additional cost. You will receive a written report once lab results are confirmed.
Do I need asbestos testing before selling my home?
Michigan does not legally require asbestos testing before a home sale, but disclosure obligations apply if you are aware of known asbestos-containing materials. Many buyers request testing as a condition of purchase, particularly for older homes. Testing before listing gives you control over the process and eliminates surprises during the buyer's inspection period.
What is the difference between a bulk sample and an air sample?
A bulk sample involves physically collecting a small piece of suspect material for laboratory analysis to determine if asbestos is present. An air sample (Phase Contrast Microscopy or Transmission Electron Microscopy) measures airborne fiber concentrations and is used after abatement work to confirm the area is safe for re-occupancy. Both types of sampling are available through Lakepointe Inspections.
Can I remove asbestos myself in Michigan?
Michigan allows homeowners to remove limited quantities of non-friable asbestos-containing materials from their own single-family residence without a licensed contractor, but NESHAP regulations and EGLE notification requirements may still apply depending on the quantity and type of material. For any commercial property, rental property, or renovation involving friable ACM, a licensed asbestos abatement contractor is required. We strongly recommend consulting with us before any removal attempt.
