Do I really need an inspection if the home looks fine?
Yes. The most significant deficiencies — moisture intrusion, electrical hazards, HVAC failures, and environmental hazards like radon and asbestos — are often invisible to the naked eye. A visual inspection of a well-staged home tells you very little about what's behind the walls, under the floors, or in the mechanical systems. The inspection is not about what the home looks like. It's about what it is.
What's the difference between a home inspection and environmental testing?
A home inspection is a visual assessment of the structure and systems — electrical, plumbing, HVAC, roofing, and foundation. Environmental testing is laboratory analysis of specific hazards: mold spores in the air, radon gas levels, asbestos in building materials, or lead in paint. They're complementary services, not substitutes. Many buyers do both.
Can I be present during the inspection?
Yes, and we encourage it. Being present allows you to ask questions in real time and understand the findings in context. You'll learn more about the property in two hours than you would from reading the report alone.
How quickly can you schedule an inspection?

What happens if the inspection finds problems?
That's the point of the inspection. Findings give you options: negotiate repairs or a price reduction, request credits at closing, require the seller to remediate before closing, or — in cases of serious undisclosed deficiencies — walk away. An inspection without findings is still valuable because it documents the condition of the property at the time of purchase.
