Is a condo inspection worth it if the HOA maintains the building?
Yes. The HOA is responsible for common areas and the building exterior, but everything inside your unit boundary — electrical panel, plumbing, HVAC, walls, floors — is your responsibility the moment you close. A condo inspection documents the condition of what you're actually buying. It also identifies deferred maintenance that the seller should address before closing.
What does a condo inspection cover that a standard home inspection doesn't?
A condo inspection is scoped to the unit itself rather than the full structure. We inspect everything within the unit boundary and document the condition of shared systems that serve your unit (such as the main electrical panel location and the building's plumbing stack access points). We note HOA-responsibility items separately so you understand what is and isn't your financial exposure.
Do you inspect the building's common areas or roof?
Common areas, the roof, exterior walls, and shared mechanical systems are the HOA's responsibility and are not part of a standard unit inspection. We can note visible concerns in common areas adjacent to your unit, but a full building assessment requires a separate commercial inspection engagement.
How long does a condo inspection take?
Most condo inspections are completed in 60–90 minutes, depending on unit size and complexity. You receive a written report with photos within 24 hours of the inspection.
Can I use the inspection report to negotiate repairs?
Yes. Our reports are formatted to support real estate negotiations. Each finding is categorized by severity, and the report is written in plain language that both parties can understand. We're available by phone to explain findings to your agent or attorney.
Do you inspect condos for FHA or VA loan requirements?
Our inspections document the physical condition of the unit, which is relevant to FHA and VA appraisal requirements. However, FHA/VA condo project approval (the HOA's certification status) is a separate process handled by the lender. We can document unit-level conditions that appraisers commonly flag.
