Why the Price Is What It Is

You Can Get a Cheaper Inspection. That's a Real Option.

A $300 inspection tells you whether the outlets work and the furnace fires. It checks the boxes. There's nothing wrong with that if that's what you need.

What it doesn't tell you is whether the moisture in the basement is active or old. Whether the staining on the ceiling is a current leak or a repaired one from five years ago. Whether the item the appraiser flagged is actually a defect under current code, or whether it's been in every house on that street for a hundred years and nobody has ever called it a problem.

That's what the extra money buys. Thermal imaging and moisture mapping included — not as a $150 add-on after the fact. An inspector who can read what the instruments are showing and explain it in writing. A report you can hand to a lender, an agent, or an attorney and have it mean something.

Thermal imaging is not optional

The report is a document, not a summary

You get a written report with photos, findings, and plain-language conclusions. Not a verbal walkthrough. Not a checklist with checkmarks.
